Living in Amsterdam Oost — rents, atmosphere and tips

Oost is the neighbourhood rising quietly: large parks (Oosterpark, Frankendael), a well-established café culture, peaceful residential streets and rents that are still reasonable for Amsterdam. It is the favourite choice of young expat families who want to stay “in the city” without paying Oud-Zuid prices.

Day-to-day atmosphere

Oost brings several worlds together. The Oosterparkbuurt, around the park of the same name, mixes 1900s brick buildings and neighbourhood cafés. The Indische Buurt, around the Javastraat, is the liveliest corner: grocers from all over the world, restaurants, wine bars — a little De Pijp of the east, cheaper. Watergraafsmeer, further south, is a calm, family-oriented garden district with houses and reputed schools.

It all stays authentic: Oost is a neighbourhood where Amsterdammers actually live, not a backdrop for tourists. The Dappermarkt (every day except Sunday) is its best symbol.

Value for money is among the best in the city: you can still find two-bedroom apartments around €2,500 and genuine family homes under €3,600. Where to look: the micro-neighbourhoods

  • Oosterparkbuurt: 1900s charm around the park, 10 minutes by bike from the centre.
  • Indische Buurt (Javastraat): the liveliest and most affordable, on a clear upward trajectory.
  • Watergraafsmeer / Frankendael: family garden district, houses with gardens, very popular with families.
  • Dapperbuurt: around the market, simple and lively, good prices.

Transport and access

Direct trams to the centre (10–15 minutes), metro on the eastern line (Wibautstraat and Amstel stations on the edge of the district) and Amsterdam Amstel station for national trains. By bike, the centre is 12 minutes away, the Flevopark and the water 5. The proximity of Amstel station is a real plus for those travelling within the Netherlands.

Who is Oost for?

Ideal for: young families, working couples, remote workers — everyone who wants a real living neighbourhood with parks and cafés on a controlled budget.

Less suited to: those who want the hyper-centre on foot or the address prestige of Oud-Zuid.

Pros: parks (Oosterpark, Frankendael, Flevopark), value for money, authenticity, Amstel station, café culture.

Cons: some modern areas lack charm, 15–20 minutes from the centre depending on the address, demand rising sharply.

Frequently asked questions

Is Oost a good neighbourhood for an expat family?

Yes — it is the quintessential “family in the city” district: parks, schools, nurseries, two-bedroom homes still affordable. Watergraafsmeer in particular wins over families who hesitated with Amstelveen but want to stay in Amsterdam proper.

Is the Indische Buurt a good deal?

It is one of the best current compromises: a De Pijp-like vibe, rents 15–20% lower, and a neighbourhood improving year after year. Its growing popularity is pushing prices up though — the right moment is now.

How far is Oost from the centre?

Depending on the micro-neighbourhood, count 10 to 20 minutes by bike from Dam Square and 10–15 minutes by tram. The metro and Amstel station also put the Zuidas and the rest of the country within direct reach.
